Moving in Sands: what to know first
Sands Lane is the only road to the houses. From Steanard Lane it crosses the railway on Sands Lane Bridge, which carries a 1-tonne weight limit, then runs on as a lit single-track lane past the hamlet and ends at a bridleway closed to motor vehicles. A van weighs far more than a tonne even empty, so we check the signs before the day. If the limit stands, the van stops on Steanard Lane by the bridge and everything is carried over; tell us at the enquiry so the fixed price allows for that carry.
Steanard Lane is a lit 30 mph road with a pavement on one side and a weight limit for lorries, so the van parks where it leaves the lane clear. A carry of a few hundred metres goes much faster with friends or family helping, and with boxes packed light enough for one person to walk with. Measure the largest pieces too, because they have to come over the bridge by hand.
Sands: the local picture
The lane is the whole place. Sands Lane is lit and has a 30 mph limit, crosses the railway on Sands Lane Bridge, and further south narrows to a single-track lane before it ends at a bridleway. Hagg Wood is just to the south-west, Lady Wood to the east, and the Ladywood Lakes a few hundred metres north, towards the River Calder.

Wheatley's Bridge, a viaduct of five skew arches built in 1836 to 1839 for the Manchester and Leeds Railway and widened in 1884, carries the line over the Calder, and Broad Oaks, a mid-18th-century house with a later cottage and a barn of about 1800, stands about half a kilometre west. As part of Mirfield parish, Sands pays the Mirfield Town Council precept on top of the Kirklees council tax.
How the van gets to Sands
The van comes from Bradford by the M62 onto the A644 Huddersfield Road through Mirfield, then along Steanard Lane to the north end of Sands Lane, roughly 25 to 35 minutes as an estimate. There is no road in from the south: past the houses, Sands Lane becomes a bridleway.
