Moving in Small Banks: what to know first
Everything at Small Banks opens onto Cocking Lane, an unlit lane without centre lines under the 60 mph national limit, with no side streets to pull into. The van loads at your gate or in your yard, so tell us whether a long van can get in and turn round, or whether it should stop on the lane while the carry is done. On a winter move the loading is best finished in daylight.
The houses are 18th-century stone, several with cellars, and Small Banks Farmhouse has a mounting block of large stone steps against its garden wall. Old stone houses like these tend to have narrow, low doorways and tight turns on the stairs, so measure a wardrobe or big sofa against them first, and remember that anything kept in a cellar comes up by hand.
Small Banks: the local picture
Almost everything here is Georgian and Grade II listed. Small Banks Farmhouse dates from 1740: stone, three bays, two storeys and a cellar, with a mounting block of five large stone steps against the garden wall. Moor View followed in 1785, the barn south-east of it is dated 1766, and there is an 18th-century farm cottage with mullioned windows and a mid-18th-century joiner's shop with a doorway in each bay. A 1935 K6 telephone kiosk stands on the north side of the lane.
Lumb Beck and Spring Gill Wood lie just below the houses, and Throstle Nest, a late 18th-century listed house, is a few hundred metres to the north-east. School Wood Farm Holiday Home Park, a site of static caravans, is close by, and the line of the Roman road from Ribchester to Tadcaster runs past as a track.
How the van gets to Small Banks
From Bradford the van follows the A650 up the Aire Valley to Keighley, the A629 bypass towards Silsden, and then the A6034 north before turning off along Brownbank Lane on to Cocking Lane, a run of roughly 30 to 45 minutes from Bradford. From Addingham and Ilkley it comes up from the A65 instead.
The drive from Bradford is roughly 30 to 45 minutes. That is an estimate, not a timed run, and traffic changes it.

Frequently asked questions: man with a van in Small Banks
Can the van stop right outside a Small Banks house?
Usually on the lane itself, since the hamlet has no side streets. Cocking Lane carries fast through traffic at the national limit, so tell the driver where the gate or yard is, and whether there is a farm entrance the van can pull into while loading.
Does Small Banks count as Addingham or Ilkley?
Addingham. It is in the civil parish of Addingham, on the slope south of the village, and in the Ilkley & Addingham ward of Bradford Council. Its postcode is LS29 0QQ, so the parish council is Addingham's and the bins and council tax go through Bradford.
Are the Small Banks houses listed?
Most are. Small Banks Farmhouse of 1740, Moor View of 1785, the farm cottage and the joiner's shop are all Grade II listed. Listing covers the buildings, not your furniture, but it is a reason to protect old door frames and stone steps on the way out.
