Moving in Ryecroft: what to know first
Ryecroft is a few stone houses and barns gathered on one short lane, also called Ryecroft, which leaves Ryecroft Road, known as Pepper Hill, above Long Lane. Houses and barns stand close to the lane, so there is little room for a long van to turn or stand. Before the day, tell us which house it is and where a vehicle can pull in, or send a photo of the lane outside your door.
The houses are old farmhouses and cottages from the 17th and 18th centuries, several of them listed: 13 Ryecroft with its barn of 1743, Ivy House Farmhouse and Ryecroft Farmhouse. Mullioned windows, thick walls and old staircases set the limit on what fits, so measure doorways and the turn of the stairs, and send sizes for any sofa or wardrobe that does not come apart.
Ryecroft: the local picture
Its oldest standing houses are 17th century, and several are listed. 13 Ryecroft is a late 17th-century farmhouse rebuilt in the 18th, with a barn to its north dated 1743; Ivy House Farmhouse has a gabled porch with a round-headed niche above it; and Ryecroft Farmhouse was probably a chapel first, with a Venetian window in the attic gable. Ryecroft Plantation and Ryecroft Common Land lie behind the houses, with Harden Moor beyond.
One thing a buyer should know: the hamlet has no mains water. Residents used a natural spring from the 1700s until it dried up in 2006, then formed a company and added a borehole. The Primitive Methodist chapel of 1853, on the main road just south, has been a private house since services ended in 1945.
How the van gets to Ryecroft
From Bradford the van follows the B6144 (Toller Lane, Haworth Road and Wilsden Road) as far as Wilsden, then Main Street and Harden Lane into Harden. From Long Lane, the B6429, it turns up Ryecroft Road and on to the lane called Ryecroft. Past Harden the B6429 becomes Hill End Lane, a 60 mph road, so turning in from that side takes care.
The drive from Bradford is roughly 20 to 35 minutes. That is an estimate, not a timed run, and traffic changes it.

Frequently asked questions: man with a van in Ryecroft
Which parish and council look after Ryecroft?
Harden parish, in the Bingley West ward of Bradford Council, which runs bins and council tax. The hamlet was long spoken of as part of Harden rather than a place of its own, and in the 2011 census its figures were counted with Harden's.
Is Ryecroft on mains water?
No. The hamlet has never been connected to the mains: residents drew from a natural spring from the 1700s until it dried up in 2006, then formed their own company, Ryecroft Water, and added a borehole. Worth knowing before you buy or rent here.
Are the old farmhouses in Ryecroft protected?
Yes. Several of its 17th-century houses and barns are listed, and Bradford Council published a conservation area assessment for the hamlet in 2005. For a move that mostly means old doorways and stairs, so measurements beat guesswork.
