A removal company typically charges about £460 for a one-bedroom home, £650 for two bedrooms, £940 for three and £1,240 for four on a local move in the UK. Those are the middle values across four national price guides published between November 2025 and September 2026. Published averages for Leeds and Bradford come in lower for one- to three-bed homes, and for a flat or a two-bed a man and van is usually cheaper again.
Below you'll find each data set side by side, what Leeds and Bradford figures show, how man-and-van prices compare at each size, how many van loads and hours each home takes, and the point where a removal company with a lorry becomes the better deal.
- Across four UK price guides (Checkatrade, Konnect You, Sirelo and reallymoving), the median local removal cost is £458 for 1 bed, £654 for 2 beds, £942.50 for 3 beds and £1,235 for 4 beds.
- Published Leeds and Bradford averages (three or four sources per size) have medians of £363 (1 bed), £598 (2 beds) and £838 (3 beds), below the UK figures. Four-bed moves were the exception at about £1,436.
- West Yorkshire man-and-van firms that publish fixed prices for a whole move start at a median of £190 for a studio or 1-bed and £307.50 for a 2-bed (collected 23 September 2026).
- Size sets the load, but distance, access and packing move the price most. Packing adds roughly £250 to £600 depending on size, according to Checkatrade.
- For four bedrooms and up, or three or more van loads going a long way, a removal company with a lorry is usually better value than one van doing repeat trips.
Removal costs by house size: the UK averages
Four national price guides publish removal company costs by number of bedrooms. They use different methods, so the most honest single figure is the middle value (median) of the four, shown in the bottom row.
| Source (date) | 1 bed | 2 bed | 3 bed | 4 bed |
|---|---|---|---|---|
| Checkatrade, removal only (April 2026) | £450 | £600 | £900 | £1,200 |
| Konnect You, customer data (2022 to 2026) | £466 | £834 | £1,252 | £1,803 |
| Sirelo, standard local service (September 2026) | £480 | £705 | £985 | £1,270 |
| reallymoving via HomeOwners Alliance (November 2025, inc VAT) | £432 | £603 | £867 | £1,196 |
| Median of the four | £458 | £654 | £942.50 | £1,235 |
Sources: Checkatrade house removal costs, Konnect You removal company cost guide, Sirelo removal costs UK and the HomeOwners Alliance, which publishes reallymoving's data. All checked 23 September 2026. Where the count is even, the median is the average of the two middle values.
The guides agree closely on small homes and drift apart as homes get bigger. For a one-bed, the four figures sit within £48 of each other. For a four-bed, they're £607 apart. Konnect You is the highest at every size above one bed; it says its figures come from 8,598 of its customers between 2022 and 2026. Sirelo defines a local move as within about 25 miles, and its figures include VAT. The reallymoving figures also run to five bedrooms (£1,590), and Konnect You gives £2,661 for five.
London is its own market. Which? collected removal quotes from AnyVan for a 12-mile move within London (prices correct as of May 2026) and got £540 for a ground-floor one-bed flat, £779 for a two-bed, £1,409 for a three-bed and £1,553 for a four-bed. The three-bed quote is about half as much again as the UK median.

What removals cost in Leeds and Bradford
Published averages for Leeds and Bradford are lower than the UK figures for one- to three-bed homes, but the spread between sources is wide. Four sources publish local figures by size:
| Source (date) | 1 bed | 2 bed | 3 bed | 4 bed |
|---|---|---|---|---|
| AnyVan, Leeds page (April 2026) | £341 | £379 | £478 | £601 |
| reallymoving, Leeds (February 2025) | £485 | £626 | £939 | £1,310 |
| Konnect You, Leeds (undated) | £363 | £701 | £1,233 | £1,561 (4+ bed) |
| Konnect You, Bradford (undated) | Not given | £570 (1 to 2 bed) | £737 | £1,658 (4+ bed) |
| Median (number of figures) | £363 (3) | £598 (4) | £838 (4) | £1,435.50 (4) |
Sources: AnyVan Leeds removals, reallymoving Leeds, Konnect You Leeds and Konnect You Bradford, checked 23 September 2026.
- Local medians against UK medians: about 21% lower for a one-bed (£363 vs £458), 9% lower for a two-bed (£598 vs £654) and 11% lower for a three-bed (£838 vs £942.50). The four-bed median is about 16% higher (£1,435.50 vs £1,235), though with only four figures, one or two high numbers move it a lot.
- AnyVan is lowest at every size. Its page says the figures are an average from a sample of 97,000 moves, so they reflect its national marketplace rather than local removal firms. (We're an independent local business with no link to AnyVan or any of the sites quoted here.) With packing added, AnyVan's Leeds figures roughly double (£905 for a three-bed).
- Dates and methods differ. reallymoving's Leeds prices were last updated in February 2025. Konnect You's local pages carry no date. Its Bradford page groups one- and two-bed homes together, so we counted that £570 under two beds, and its "4+ bed" figures under four beds.
Man and van vs removal company: cost by house size
For a flat, a two-bed and a local three-bed move, a man and van costs less than a removal company because you pay for one van and its driver for the time the job takes. The table puts the UK removal company medians next to what West Yorkshire man-and-van firms publish for whole moves, and the van loads and time each size takes in a long wheelbase van.
| Home size | Removal company, UK median | West Yorkshire man and van, published fixed prices | Loads in an LWB van (about 11m³), guide | Typical time, local move, guide |
|---|---|---|---|---|
| Studio or 1 bed | £458 | Median £190 (5 providers, £130 to £210) | One, or two if full | 2 to 3 hours |
| 2 bed | £654 | Median £307.50 (6 providers, £180 to £600) | Two, or one if lightly furnished | 3 to 5 hours |
| 3 bed | £942.50 | Median £365 (4 providers, £250 to £450) | Two to three | 5 to 8 hours |
| 4 bed and bigger | £1,235 | Not published | Three or more | A full day or longer |
The man-and-van column comes from our own survey of West Yorkshire firms and national networks' local pages that print a fixed price for a whole move, collected on 23 September 2026. Read those figures with care. Nearly all are "from" prices, so a typical customer pays more. The lowest one-, two- and three-bed prices come from one Leeds firm's student price list for flats and house shares, and the £600 two-bed figure is a traditional removal firm's stated average. Sirelo's volume guide puts a 1-bed at about 12 cubic metres, a 2-bed at 20, a 3-bed at 30 and a 4-bed at 40, against about 11 in our van. The loads and times are a rule of thumb for a local move with reasonable access in our Ford Transit long wheelbase (3.4m long, 1.3m between the wheel arches, 1.7m high), not a promise: a home with lots of large furniture can need an extra load, and your fixed price is based on what you show us.
Hourly rates tell the same story. The four West Yorkshire man-and-van firms in our survey that publish a rate for a driver plus a helper charge a median of £57.50 an hour, while Checkatrade puts a two-person removal team and van at £50 to £80 an hour. For more detail on hourly pricing, see what a man with a van costs in Bradford and man and van prices in Leeds.
Studio and one-bed flats
A lightly furnished one-bed flat fits in one load as a rule of thumb: a bed, a sofa, a wardrobe, a washing machine, a table and the boxes. A fully furnished one sits right at the edge of the van's space, so it may need a second. The time goes on stairs and the carry, not the drive, which is why Which? specifies a ground-floor flat. A third-floor flat with no lift takes noticeably longer. Our flat removals page covers lifts, concierge access and permit parking.
Two-bed homes
On the published figures above, the gap between removal company and man-and-van prices is widest at two bedrooms (£654 against £307.50). A two-bed at about 20 cubic metres is two loads, or one if lightly furnished, and on a local move a second trip adds an hour or so rather than a second day. The big items decide it: a corner sofa, a king-size bed, a big fridge freezer and a dining table take far more room than boxes. Our guide to what fits in a long wheelbase van has the measurements.
Three-bed houses
Three bedrooms is the tipping point. At about 30 cubic metres, a three-bed is two to three loads in our van, and a full garage or loft pushes it towards three. Across town, that's a sensible day's work. Over 30 miles or more, every extra load is another return trip. Our house removals service handles three-bed terraces and semis, and we'll tell you honestly at quote stage if your volume is past the point where one van makes sense.
Four-bed and bigger
At about 40 cubic metres, a four-bed is three or four van loads, which makes a long day for one van, and longer with every mile between the addresses. A removal company sending a bigger lorry can load it in one go, and at this size that's normally the better deal.
When a removal company is the better choice
A removal company with a lorry wins once the volume, distance or deadline would push one van into several trips. Book a removal company rather than a man and van if:
- You have four bedrooms or more, or a three-bed with a full garage, loft and shed.
- It's a long move with a big load. Three or more van loads going 100 miles means several return journeys, and a lorry is better value.
- You're in a chain with a tight completion window. If everything must be out by the time keys are handed over, one big load is safer than three runs.
- You have several very heavy items. An upright piano can be moved with notice, and a safe or other unusually heavy item is checked from your photos before you book. A houseful of heavy antiques is a job for a removal company.
For everything else, a man and van is usually the cheaper option. Which? doesn't recommend hiring a van and doing it yourself for a home with more than two bedrooms. Our guide to a man with a van, a removal company or van hire sets the three side by side.
Long-distance removal costs by house size
Distance adds more to a big move than a small one, because each extra bedroom adds volume that has to travel the whole way. Two guides give long-distance figures by size:
| Home size | 100+ miles (HomeOwners Alliance, Nov 2025, inc VAT) | About 250 miles (Sirelo, Sep 2026) |
|---|---|---|
| 1 bed | £800 to £1,200 (1 to 2 bed) | £795 |
| 2 bed | £800 to £1,200 (1 to 2 bed) | £1,230 |
| 3 bed | £1,500 | £1,770 |
| 4 bed | £2,000 | £2,310 |
| 5 bed | £2,500 | £2,855 |
Shorter hops add less. Konnect You says a move of 10 to 50 miles typically costs £75 to £150 more than a local one, and 50 to 150 miles adds £150 to £300. For a one- or two-bed going a long way, one dedicated van on a planned day works well, and our long-distance removals run nationwide from Bradford. Our long-distance removals cost guide goes into route-by-route detail.
What changes the price at any size
Bedrooms set the baseline; these factors move a quote up or down from it.
- Packing. Checkatrade puts a packing service at about £250 for a one-bed, £325 for a two-bed, £400 for a three-bed and £600 for a four-bed. The HomeOwners Alliance says about £400 to £500 for a three-bed, plus about £200 if you want unpacking. Our packing service includes the packing materials.
- Dismantling and reassembly. The HomeOwners Alliance says this adds about £125 on average. We include taking apart and rebuilding beds and existing flat-pack on every job.
- Access at both ends. Floors without a lift, narrow stairs, long carries and a van parked down the street all add time. On Bradford's steep terraced streets, getting the van close to the door makes a real difference to the hours.
- Minimums. The HomeOwners Alliance says local removal firms usually charge a two-hour minimum with at least two removal men, so a small flat can cost more than its size suggests.
- The day. The HomeOwners Alliance suggests moving midweek for a possible discount, with Tuesday often the cheapest day.
- Payment terms. Most removal firms want payment in full at least a week before the move, the HomeOwners Alliance says.
What to send us for a fixed price
The price you're given can only be as accurate as what the mover can see. Send us:
- A short video or photos of every room, including the loft, cellar, garage and shed.
- Both postcodes, and the floor number at each end (and whether there's a lift).
- Where the van can park at each address, if it's not right outside.
- Your moving date, or a range of dates if you're waiting on completion.
- Anything awkward: a corner sofa, an upright piano, a fridge freezer (send its height), a wardrobe that doesn't come apart.
- Whether you want packing, or will have everything boxed before we arrive.
We come back with one fixed price, agreed before we set off, with loading, unloading, blankets, straps and a trolley included. Our guide to getting an accurate removal quote explains why each of these matters.
Frequently asked questions
How much does it cost to move a 3 bed house?
Across four UK price guides, the median local removal company cost for a three-bed is £942.50, with guides ranging from £867 to £1,252. Published Leeds and Bradford averages have a median of £838. A packing service adds about £400 to £500. As a guide, a local three-bed takes 5 to 8 hours and two to three loads with a long wheelbase man and van.
How much do removals cost for a 2 bed flat?
The UK guide median is £654 for a two-bed removal company move, and the Leeds and Bradford median is £598. West Yorkshire man-and-van firms that publish fixed prices start at a median of £307.50 for a two-bed. As a guide, a two-bed is two long wheelbase van loads, or one if lightly furnished, and takes 3 to 5 hours locally.
Is a man and van cheaper than a removal company?
Usually, for studios, one-beds and two-beds, and often for a local three-bed. You pay for one van and its driver for the time needed, with no survey visit and no minimum team size. For four bedrooms and up, or a large load going a long way, a removal company with a lorry is normally better value.
How many van loads is a 3 bedroom house?
In a long wheelbase van with about 11 cubic metres of space, a three-bed of about 30 cubic metres (Sirelo's estimate) is two to three loads, and a full loft, garage or shed pushes it towards three. The big items decide it: corner sofas, wardrobes, big fridge freezers and dining sets take far more space than boxes.
What is the cheapest day to move house?
The HomeOwners Alliance says Tuesday is often the cheapest day, and midweek moves in general may get a discount because removal firms are quieter. If your completion date is fixed, ask for a price on that day rather than waiting for a cheaper one.
The quickest way to see where your home sits in these ranges is to show us. We're a man with a van in Bradford covering West Yorkshire, so send a short video of each room and both postcodes on WhatsApp to 07856 457501, or get a fixed quote online. We'll tell you how many loads it is and give you one fixed price, 8am to 8pm, seven days a week.
